NexCore Group and OLC Architecture to Speak about Integrated Medical Fitness Centers at Medical Fitness Association Annual Conference

NexCore Group, a national healthcare real estate developer based in Denver, announced today that Tim Oliver, its Senior Vice President of Healthcare Development, will present at this year’s Medical Fitness Association Annual Conference along with Hervey Lavoie of OLC Architecture, an international design firm specializing in medically based fitness centers.

The conference, which will take place at the San Diego Convention Center from Nov. 20-22, is attended by hospital CEOs and administrators, fitness center directors and managers, healthcare business and marketing leaders, physicians, wellcoaches, clinicians, kinesiotherapists, exercise physiologists, and athletic trainers.

Mr. Oliver and Mr. Lavoie will present on the “Myths of Developer-Owned & Financed Medical Fitness Centers.” Their session will take place Thursday, Nov. 21 from 2:30 to 3:30 p.m.

“In the course of the outpatient facility design and development work that we do all over the country, Hervey and I have come across several myths that continue to persist in the healthcare real estate industry about what it means when a developer owns and finances a medical fitness center,” says Mr. Oliver.

“One of our goals is to help attendees develop an understanding of the relative cost of occupancy for a medical fitness center and the pros and cons of different real estate ownership structures,” says Mr. Oliver. “We also hope that attendees will come away with a more accurate understanding of how design affects the cost of occupancy and how a development team’s experience can significantly affect the cost of occupancy and the eventual success of a medical fitness center.”

Mr. Oliver and Mr. Lavoie will discuss and challenge the following myths during their presentation:

1)    Using a developer means a higher cost of occupancy;
2)    Using a developer means the design will be compromised by an exit strategy;
3)    The hospital takes all of the risk in medical fitness center development;
4)    Using a developer means eliminating donor participation; and
5)    Any developer can deliver a medical fitness center.

Mr. Oliver adds that challenging these myths naturally leads to a discussion of integrated medical fitness centers, i.e., medical fitness centers that are integrated into ambulatory care centers that offer physician and outpatient services such as imaging, urgent care and pharmacy. When medical fitness services are bundled and integrated with other outpatient services, the cost of the medical fitness center project can be lowered by taking advantage of economies of scale, economies of sharing space and economies of sharing development costs.
